YUGEN REALTY, AHMEDABAD.
The ‘Change of Guard – 2025’ ceremony held at Mahatma Mandir in Gandhinagar marked a historic leadership change, marking a significant step towards sustainable development and national progress.
The event, chaired by Gujarat Chief Minister Bhupendra Patel, was attended by Industries Minister Balwantsinh Rajput, Health Minister Hrishikesh Patel, Minister of State for Home Harsh Sanghavi, Padma Shri awardee industrialist Pankaj Patel, Rajya Sabha MP Parimal Nathwani, Ahmedabad Mayor Pratibha Jain and several MLAs.
CREDAI India office bearers and industry leaders associated with the real estate sector were also present in large numbers.
A special message from Prime Minister Narendra Modi underscored the strategic importance of this leadership change, urging the real estate sector to build better for the future.
CM Bhupendra Patel congratulated CREDAI’s new President, Shekhar Patel, and the newly appointed office-bearers, noting that CREDAI has consistently united policymakers, investors, financial institutions, customers, and real estate professionals to keep the sector organized and progressive.
He expressed confidence that the new team would collaborate with developers and stakeholders to elevate the real estate industry to new heights.
Patel also highlighted the alignment of CREDAI’s efforts with PM Modi’s India@2047 vision, emphasizing sustainable practices like rainwater harvesting, natural farming, sanitation, and tree plantation.
Streamlining Development and Governance
Under CM Bhupendra Patel’s leadership, Gujarat is simplifying non-agricultural land use approvals, setting a new benchmark for ease of doing business.
The CM assured that the state government will partner with developers to ensure projects are completed within three years.
In line with PM Modi’s ‘Ease of Doing Business’ vision, Gujarat is committed to approving construction plans within stipulated timelines, supporting CREDAI’s goal of timely project completion.
Leadership Aligned with National Vision
Shekhar Patel, Managing Director of Ganesh Housing Corporation Ltd., assumed the role of CREDAI National President in a ceremonial handover marked by traditional chants, receiving blessings from CM Bhupendra Patel.
Former President Boman Irani, now National Chairman, passed the symbolic baton to Patel, entrusting him with the leadership of CREDAI National. The event was witnessed by thousands of real estate developers, political figures, and business leaders from Gujarat and across India.
Patel, representing over 13,000 developers across 221 cities in 21 states, outlined a five-point agenda for the future :
- Revising the affordable housing price cap
- Skilling 10 lakh construction workers
- Promoting green building practices
- Establishing a Data Analytics Center
- Streamlining project approvals and timelines
During the event, CREDAI, in collaboration with Colliers, released an industry report titled ‘Sustainability in Real Estate : Towards a Greener Skyline’.
The report sheds light on the future of green real estate in India and the trend towards net-zero buildings.
Today, 66% of India’s Grade A office stock is green certified, with Hyderabad city leading the way with 75%. The industrial and logistics sector is also embracing sustainable development at a rapid pace.
There is an opportunity of over ₹42,500 crore for retrofitting old office space. By 2027, 170-200 million sq. ft. of new green certified commercial supply is expected. Corporates are also opting for properties with LEED and GRIHA certifications.
With government schemes, programmes like Energy Conservation Building Code (ECBC) and tax rebates, the real estate sector is playing a key role in India’s 2070 net zero target.
“The real estate sector is at the forefront of India’s sustainability journey. As the country moves at a fast pace towards its climate-related goals, embracing green buildings is not just a necessity, it is our responsibility. This report highlights the critical role our industry plays in helping to shape a low carbon emitting and resilient urban landscape. By fostering innovation, increasing the adoption of green certification and promoting environmentally responsible construction, we are shaping a future where growth and sustainability go hand in hand,” said Shekhar Patel, newly appointed President, CREDAI.
CREDAI’s Commitment to Skilling the Workforce
CREDAI signed an MoU with the National Skill Development Corporation (NSDC) and the Quality Council of India to establish a framework for training, worker certification, and capacity building.
Patel announced CREDAI’s target to train 10 lakh construction workers across 25 cities in the next five years, a goal endorsed by CM Bhupendra Patel, who recognized the real estate sector’s role in advancing PM Modi’s housing schemes.
From Concrete to Consciousness
Past President Boman Irani, who is now the National Chairman, emphasised the industry’s contribution to India’s GDP, saying, “The real estate sector is at the forefront of India’s sustainability journey.
As the country moves at a rapid pace towards its climate-related goals, embracing green buildings is not just a necessity, it is our responsibility.
This report highlights the critical role our industry plays in helping to shape a low-carbon and resilient urban landscape.
By driving innovation, increasing the adoption of green certification and promoting environmentally responsible construction, we are shaping a future where growth and sustainability go hand in hand.” He added, “We don’t just build houses – we build nations.”
Revisiting the Affordable Housing Definition
Patel raised concerns about the outdated affordable housing definition, which includes homes priced below ₹45 lakh.
He noted that rising property prices have rendered this cap obsolete, particularly in cities like Ahmedabad, where even small homes exceed this limit. Patel advocated linking the affordable housing definition to inflation to maintain its relevance.
Sustainability and Green Initiatives
CREDAI, under Patel’s leadership, aims to plant 1 crore trees across 10 states, CREDAI’s city chapters and state governments will participate, with a focus on the Aravalli Mountain ranges and Western Ghats.
Premium Real Estate Management School in Ahmedabad
Patel announced plans for the Ganesh Real Estate Management Institute, to be established on 100 acres near Ahmedabad.
The institute will offer postgraduate degrees in real estate management, aspiring to surpass the standards of top institutions like IIM-Ahmedabad.
A People-Centric Approach
CREDAI’s focus remains on inclusivity, with initiatives like “Housing for All” and large-scale training programs. PM Modi’s vision of “A Home for Everyone” is being realized through projects like ‘Ek Ped Maa Ke Naam.’
Building the Future, Responsibly
This leadership transition signals a shift in mindset, positioning CREDAI not just as an industry body but as a partner in national development.
With sustainable goals and citizen-centric policies, Shekhar Patel and his leadership team are shaping the future of India’s real estate sector — not just by constructing buildings but by building a better Bharat.
