In the column ‘The Deal Makers’ of Yugen Realty Newspaper, we highlight the channel partners who are shaping the industry. In this issue, Haresh Surani shares his inspiring journey, challenges and passion with values.

How did you take the first step as a channel partner of real estate? Was it a planned decision or a sudden decision?

No, this decision was not sudden. In 2010, I started working with Bharatbhai Ghelani as a project supervisor and from there I started understanding and liking real estate. In a few years, I felt that now I should start something of my own. I started as a broker in 2016 – I studied slowly and kept moving forward. To be honest, the path became automatic and in 20216, I established Helis Realtor Company.

What is the most important advice you have received since starting work as a Real Aster channel partner?

Gurudakshina or advice received from Bharatbhai Ghelani – “Don’t do wrong and don’t say wrong.” Don’t play with the trust of the customer. Even today, this is a life lesson for me – no matter how big the work is, trust should never be broken. I work keeping that advice in mind – and that is the key to my success.

How would you define your personality in one word or phrase and how do you approach your work?

I believe that “Customer is God” and with it, there should always be ethics, loyalty and honesty. Whether I receive praise or complaint, I accept it as a gift. True success comes only when the customer is satisfied – that is my success and true reward.

What type of property do you work in?

We currently work in both residential and commercial properties. We are providing services ‘under one roof’ from flats, offices, shops, showrooms to hotels and hospitals. Retail leasing is our specialty. We have a presence from Surat to Ahmedabad, Rajkot, Bhavnagar and other cities. Now the goal is to expand our services nationwide and internationally.

What was the most memorable deal you successfully completed and how was it?

Every deal increases our experience. We learn new things and try to improve ourselves with time. But when we fulfill the dream of getting a house for a common family, the satisfaction we get seems to be the biggest success and earnings.

Which real estate brand or developer do you mainly work with and in which area do you work?

Adajan and Pal are the main areas of work for us. Here we work with developers whose work has quality, location is good and delivery is on time. We prefer to associate with developers who are honest with the customer. Because our goal is for the customer to live a life with satisfaction.

How do you shape your attitude-approach as a channel partner with many years of experience?

Just as Surat is known as the “Diamond City” and the “Bridge City”, similarly we also try to become a strong bridge between every client and developer. Our job is to make both parties happy and to always shine as a bright, strong diamond in their eyes.

What is one skill or expertise that sets you apart from others?

Real estate is not easy for everyone. People get into this business thinking that it is easy or greedy for money, but remember, clients are holding their life’s savings at your behest. Our effort is always to ensure that clients get security and peace of mind. I tell the new generation, don’t get brokerage, gain trust — success will come automatically.

In your opinion, what is the most important role of channel partners in today’s real estate market?

The customer trusts you with their life’s capital. Your responsibility is not just to sell the property, but to provide them with the right information, guidance and support till the end. True success is when the customer is satisfied.

What is a good message you would give to the new generation when they are coming as channel partners today?

Honesty is the foundation of work. Whenever a client comes to you, treat his money as your own. If you follow the right path, success will follow you. Do not take shortcuts – if you have a sense of responsibility, ethics, honesty and service, then success will kiss your feet.

What is the challenging situation in the broking sector that you handle and how did you handle it and what is the difficulty you faced in the industry and how did you overcome it?

We consider the biggest challenge to be not getting timeshare possession or the client’s money getting stuck. But if you choose good developers in advance, have complete information and the entire deal remains transparent, then such a situation does not arise. If the customer gets clear, correct and beneficial information through you, that is the best way.

What has changed in the expectations of customers in today’s market and how do you address it?

Today’s customer is well-versed in the information available on the internet. He is not just looking for a house, but also a good deal, location, and timely possession. You need to listen to his needs, understand them, and provide the right option — this sensitivity is what sets you apart.

If you want to improve the real estate sector, what change would you make?

Showing properties according to what the customer is looking for is the first duty. By showing inappropriate or overpriced properties, you can not only lose your trust, but also the trust of the entire industry. The right advice, the right option, and time-saving service — only with this change will the industry move forward.

Which reputable real estate brands, locally or nationally, inspire and inspire?

Only such developers inspire me, who provide possession on time with quality, who care about the livability or workability of the tenant with the design of the project, who take care of providing low maintenance, can build a brand and goodwill. And working with such builders motivates me.

How do you think the role of channel partnership will change in the next five to ten years with technology and market trends?

I just heard that a deal was done entirely with AI. Even though this may seem far-fetched now, those who do not keep up with the updates will be left behind. If you do not use technology, the market will throw you out. So now you have to learn CRM and digital tools – otherwise your situation will be like Nokia.

What is the industry picture for your career as a channel partner, where do you see yourself in a decade?

I do not want to move forward alone, my goal is that we all move forward together. I will keep learning and teaching so that everyone can come forward. Here, everyone is ‘number one’ – cooperation is more important than competition. Many young people today successfully practice independently after learning from us.

How is the market currently and what is your opinion on the long-term perspective?

The current market is of genuine buyers – those who buy for living or for their future. Decisions made for short-term benefits have reduced, which is good. Now if the spending is done with emotion, then the deal is confirmed. In this way, the money of both the builder and the customer – is also safe and the chances of the deal being canceled are reduced.

Are you proud of being a channel partner and is it a job that keeps you excited every day?

A person spends a large part of his income on buying a house. The first house of his dreams is his biggest decision. I feel proud to be a part of that dream – and I get new energy every day.

Apart from real estate, what is your passion and how does it recharge you?

Learning new things and keeping up with what is going on in the world, spending time with family, taking care of your health and happiness. You should live a life that people will remember you not only after death but also while you are alive.

If you could have dinner with any historical figure or celebrity from real estate, who would it be and what would you ask them?

In Gujarat, I would first like to have dinner with Chitrakbhai Shah of Shivalik Group — I would like to seize this unique opportunity to learn the art of leadership from him. Bavkubhai and Dilipbhai Undhad of Awadh Group in Surat are also on my list — the unparalleled building quality and the scale of their work are inspiring. Apart from this, the food at their club-restaurant is also my favorite. I am curious and eager to know the vision and journey of Rizwan Sajan Saheb of Danube at the international level.

What advice would you give to someone starting out as a real estate channel partner?

This question is really important and since you are asking me this question on the day of Guru Purnima, I have to answer it well. Every new partner who comes has a mantra of mine. First of all, mix honesty in your blood. Even if your loss goes away, it goes away, but take special care of the life capital of the other person.

Even if a sesame or mustard seed is small, when it is planted in the ground, it gets a much better amount of fertilizer than its size when it gets the support of water, weather and suitable soil, it blooms on a plant in thousands.

Similarly, if you protect the capital of the other person, then you will automatically get results. Do your best in whatever you do. For this, you should listen to Sanjay Rawal, a motivational speaker, once, listen to him as a guru, listen to him and then come into this business.

In the beginning, patience is your biggest weapon. Sometimes, even if a deal doesn’t happen for months, the path is not wrong. Stay connected with a good group, think about partnership if you keep tuning in and keep moving forward. Good teamwork develops your vision. Work sincerely — profit will come, but winning the trust of the customer is the real benefit.

If you describe your channel partner journey as a film genre or song, what would it be and why?

First of all, always keep learning new things, keep learning from the other person, understanding that your board is blank, if you don’t learn, you will have to sing that song, my life is empty, the paper is empty.
