How did you take your first step into real estate as a channel partner? Was it a planned move or a spontaneous decision?

Ajay Daulatani : I came to Surat from Jaipur in 1992. My father was in the textile business before entering real estate. He started broking in 2001, and I joined him in the same. From 2005 to 2008, we helped clients make profitable investments, giving them significant returns. The journey has continued ever since.

Sanjay Sheth : I started in the diamond industry and used to invest in property myself. In 2005, I switched to real estate broking, using my investment experience. I began investing and selling in projects. We built a team of 15–20 sub-brokers, trained them, and made them self-reliant. Today, we have a strong presence in Pal, Adajan, and Vesu markets.

What has been the most important advice you’ve received in your career as a channel partner?

Providing excellent service and offering quality properties from trusted developers is the key. Our business mantra is : “Make money with money.” We continuously strive to ensure the best returns for our clients. Many who invested with our guidance between 2005–2008 remain our loyal clients today. We continue to serve high-profile clients from the diamond and textile industries.

How would you define your personality in a word or phrase – and how does that reflect in your work?

Ajay : I’m approachable and adaptable. We build trust-based relationships with clients through warmth and patience in both business and life.

Sanjay : My motto is “Integrity and hard work.” I always strive to run my business in an organized and professional manner.

What types of properties do you deal in?

We handle residential, commercial, and industrial properties. We’re also active in project selling, development, investment planning, rentals, and leasing.

Which has been your most memorable deal, and why?

Ajay : In my early days, I approached a well-known builder in Vesu to negotiate for a flat. He replied, “Just one flat? Bring more and we’ll talk.” I took up the challenge and got 10 flats booked the next day. That day boosted my confidence immensely.

Sanjay : Every deal is important to me. I give my best to each one and always strive for the best outcomes.

Which real estate developers or brands do you mainly work with, and in which areas?

We work with almost all top frontline developers, mainly in Pal, Adajan, Vesu, Palanpur, and other prominent areas of Surat.

How has your attitude and approach as a channel partner evolved with experience?

We ensure clear and strong communication between builders and clients, aiming for the best deals for both. Clients should feel they received the best property at the right price. We provide properties at market-best prices along with after-sales service to ensure ease of use, rentals, and full benefits from their investment.

What unique skill or specialty sets you apart from other channel partners?

We operate in an organized and systematic way, focusing on clear communication, integrity, and client satisfaction. We offer a variety of schemes and options – something I learned from Jethabhai Ahuja – which helps clients make quick decisions. In the last decade, I’ve built a strong presence in the industry with innovative marketing and client trust.

What, according to you, is the most important role of a channel partner in today’s real estate market?

Today, a channel partner must act as a trustworthy bridge between buyers and sellers. This involves deep market understanding, transparent communication, and offering properties that meet client needs. Using technology and digital platforms to provide fast and useful service is also essential.

What advice would you give to the new generation entering as channel partners?

Dedication, integrity, and a passion for learning are crucial. Real estate is a people-centric industry, where relationships matter most. Be patient, keep learning, and offer genuine advice – success will follow.

How do you handle difficult situations in broking?

If a deal gets stuck between a client and builder, we listen to both sides and provide a mutually acceptable solution. In such times, the broker’s role becomes especially important.

What changes have you observed in customer expectations today, and how do you address them?

Today’s customers are well-informed and research everything in advance. So, our job isn’t just showing properties but also guiding them wisely. We offer transparency and after-sales service that gives long-term value.

If you could bring one improvement in the real estate sector, what would it be?

More integrity, ethics, and professionalism from both buyers and sellers. Also, there’s a need for a strong recognition system for brokers, giving them proper identity, respect, and platform.

Which real estate brands or developers, local or national, inspire you?

Ajay : Manish Shah from Veer Group inspires me. His dedication, deep market insight, and collaborative approach have influenced me a lot.

Sanjay : I’m a learner by nature. I take inspiration from anything worth learning from good developers.

How do you think the role of channel partners will change in the next 5–10 years with technology and market trends?

Technology is becoming indispensable. In the next 5–10 years, channel partners must adopt digital tools to help clients, sub-brokers, and investors make faster, more informed decisions.

What major challenge have you faced in this industry, and how did you overcome it?

By staying calm and composed during tough times, we kept moving forward. With resilience and hard work, we always found solutions.

What’s your big-picture vision for your career as a channel partner? Where do you see yourself in a decade?

We see ourselves progressing with a more professional team, eventually moving into development and bringing innovations to the industry.

What’s your take on the current market, and your long-term outlook?

Surat’s real estate market is currently stable and promising. Rapid infrastructure and economic development are creating great opportunities. Post-COVID, property prices have increased significantly. With improvement in the diamond, textile, and other sectors, the real estate market will also grow positively in the long run.

Personally, beyond work, is there a dream or passion that inspires you?

The urge to learn and acquire knowledge continuously drives us. This passion motivates us to explore new possibilities and grow personally.

What’s your favorite part about being a channel partner – something that keeps you excited daily?

Helping clients find the right home within their budget and preferences gives us the most joy. When they live happily or run successful businesses in those properties, it brings us immense satisfaction.

Outside of real estate, what hobby or passion recharges you?

Ajay : I love driving, traveling, and mentoring young people in business. It’s a joy to see them grow. I especially enjoy teaching them business management.

Sanjay : I enjoy traveling, reading, and learning new ways to manage business. I also find fulfillment in contributing to social causes. These activities recharge and inspire me.

If you could have dinner with a historic real estate figure or celebrity, who would it be and what would you ask?

Ajay : I’d love to have dinner with Abhinandan Lodha of Lodha Group. His vision, innovation, and contribution to elevating real estate is inspiring. I’d ask him about the core principles behind his success and prestige in the industry.

What advice would you give to someone just starting out as a real estate channel partner?

Ajay : First, ask yourself what you want to achieve in life. If you have passion and dedication, I’ll fully support you. Provide clients with detailed information to help them make informed decisions. Earn their trust – no one can stop you in this business.

Sanjay : Work with honesty and dedication, build relationships, and keep trying. If you stay consistent and trustworthy, success is bound to come.
