Along with the Diamond Burs, the dream of Dream City has been fulfilled for the development of the surrounding area. However, due to various factors, challenges and questions are arising in the Surat Dream City project, now the administration has put in full force for the infrastructure development in the Dream City project at full speed. To breathe life into the Dream City project, a plan has been taken to build a school, multispecialty hospital, and five-star hotel in 24,115 square meters. Offers have been invited for the construction work in the first phase. It is hoped that the offers will be submitted by the bidders by November 20 for the construction of a school in an area of 905 square meters, November 18 for the construction of a hospital with a multispecialty health care facility in 10510 square meters and November 18 for the construction of a five-star hotel in 7 thousand square meters.
Height of 53.84 meters will be given, base premium fixed at 73 thousand
The building subject to the NOC of the Airport Authority for the construction of a school, hospital and a five-star hotel in Dream City will be given a height of 53.84 meters. Also, 1.8 FSI will be free for construction and additional FSI will be chargeable subject to CGDCR. For the construction and operation of the school, the bidder with experience in development, management of one school with 1500 students or two schools with 1000 students or with experience in infrastructure development will be considered eligible. Similarly, a 450-bed hospital. Two 300-bed hospitals or other five-star hotels with one 100-room. Two 60-bed or other hotels have been allowed. A base premium rate of Rs 73,000 per square meter has been fixed for infrastructure development.
Full efforts to develop an area of 682 hectares like GIFT City
Many obstacles, challenges, difficulties, and questions are arising regarding the Dream City project in Khajod area. From discussions of the development plan of Khuda to the plan for plot sale, there was no positive response. In such a situation, now it has been planned to develop infrastructure in Dream City through FSI sale like GIFT City in Gandhinagar. For that, important moves were also made for the revised master plan some time ago. It is worth noting that the entire Dream City project is spread over 682 hectares. It has 561.98 hectares of government land and 120 hectares of private land. Currently, offers have been invited for building a school, hospital and a five-star hotel. In the coming days, a roadmap for selling FSI will be prepared. For that, there will be administrative brainstorming from time to time.
