Where did you find the inspiration to pursue a career in real estate development?

Since childhood, I was fascinated by office buildings. As my father was a developer, I often visited sites and grew up immersed in the field. Real estate runs in my blood.

Are you a first-generation developer, or is this your family business?

This is my family business, inherited from my father, Prakashchandra Rohera. With cumulative experience of over 39 years, under the mentorship of real estate magnate Prakashchandra Rohera, the Solaris Group has grown from strength to strength, successfully developing 4 million square feet in Surat.

Can you share a pivotal moment that shaped your approach to the real estate industry?

Seeing commercial buildings in other cities, like office complexes and New York’s Times Square, inspired me to create something similar in my own city. That was a pivotal moment for me.

What advice did you receive when you first entered the real estate business?

I was told, “Quality and reputation are bigger than the buildings you construct.”

What unique challenges do young developers face in today’s market?

Every field has challenges. In real estate, one significant challenge is pricing, especially in our city.

How do you overcome these challenges?

I overcome these challenges by delivering more than promised and ensuring everything is completed on time. My team works tirelessly, even on Sundays, to keep clients updated and satisfied.

What is the most valuable lesson you’ve learned since starting your journey in real estate?

Stay silent and let your work speak for itself. Patience is power.

Which project are you most proud of, and why?

Solaris Bayview and Solaris Kode began as challenging projects in an underdeveloped area with limited retail presence. Even my team doubted if we could achieve premium pricing or attract top brands like Aza, especially with nearby Piplod struggling.

However, within 24 months, the area transformed. Today, Solaris Bayview and Solaris Address are the most sought-after retail locations, boasting unmatched price points. What once seemed improbable has become a benchmark for success in Surat’s commercial real estate market.

How has your education influenced your approach to real estate development?

While formal education played a role, the real influence came from listening to my father and observing his dealings and decisions. Experience has been my best teacher.

What emerging trends do you believe will shape the future of real estate?

The younger generation, being tech-savvy and globally aware, is driving trends. Access to data and concepts online is making anything possible for them to adopt.

Who is your role model in the real estate industry, and what have you learned from them?

My father is my role model. He’s taught me everything, from vision to execution. Even today, he reviews all my projects and provides invaluable insights.

Outside of real estate, who inspires you and why?

My father is my hero. His dedication, integrity, and ability to face challenges inspire me. He’s taught me the value of hard work, dreaming big, and staying grounded.

What changes would you like to see in the real estate market over the next decade?

I hope to see improvements in quality, pricing, delivery speed, and customer mindset, where developers are recognized for delivering value and not just profit-driven.

What is your long-term vision for your career?

To develop and deliver the best while maintaining trust, transparency, and quality.

What upcoming opportunities in the market are you most excited about?

I have five upcoming projects: two in the medical field and three in commercial office spaces. By 2025, I have big plans for my company and team.

Which global project do you admire the most, and why?

I admire New York’s Times Square, the Museum of the Future in Dubai, and the Bulgari Tower in Dubai for their vision and execution.

What is your favourite place to visit?

New York and Dubai.

Can you tell us about your hobbies?

I enjoy working out, swimming, and playing sports, which act as stress busters for me.

Can you describe a time when you faced a major challenge in your career and how you handled it?

During the COVID-19 pandemic, customers lost hope. However, Solaris gave them confidence and a plan to stick to their investments. By being patient, understanding their needs, and providing options, we ensured they saw profit post-pandemic.

What advice would you give to newcomers starting out in the real estate industry?

Real estate may look fascinating, but it’s challenging. Execution is tough, and mistakes can teach hard lessons. Be prepared to sacrifice family time and work diligently to achieve your goals. Think carefully before entering this industry.

How do you stay updated with the latest trends and innovations in real estate?

I read extensively about other cities, talk to brokers, and stay informed through trade papers and research.

What would your dream project be?

I dream of creating the tallest, most expensive, and user-friendly commercial space for top global brands and corporate offices, and I aim to achieve this by 2032.
