The industrial segment is buoyed by the government’s “Make in India” initiative and infrastructure projects like the Delhi-Mumbai Industrial Corridor. The warehousing and logistics space is expanding rapidly due to the e-commerce boom and supply chain optimization efforts. Which can be considered as a sign of fast growing economy. Overall, while residential and industrial real estate are showing strong growth, the commercial sector is stepping up to meet demand for new homes and office space.
In the residential sector, what are the key factors driving demand in 2024? Are we seeing a disparity in metro cities versus non-metro cities – regions?
Key factors driving demand in India’s residential real estate sector include government incentives, low interest rates and people’s inclination towards home ownership post the Corona pandemic. A growing middle class, urban migration, and increasing demand for larger homes with better amenities due to remote work and online learning are also significant.
In metro regions, demand is high for both affordable housing and premium projects with advanced amenities. Young professionals and families are looking for well-connected locations near business hubs. The trend towards sustainable and smart homes is increasing in metro cities, with buyers increasingly prioritizing energy efficiency and integration of technology.

Urbanization, growing middle class and government initiatives like Smart Cities and Housing for All will drive residential demand. Affordable housing is a critical development area.
In the commercial sector, the rise of hybrid work models will fuel demand for flexible office space and co-working hubs. The retail segment will also expand with the growth of organized retail and consumer spending.

Will it be profitable for you to invest in emerging sectors in the future?
Among the emerging investment prospects in Indian real estate are the rise of co-living and co-working spaces for millennials (those born between 1981 and 1996) and remote-working (those who work remotely), and the rise of affordable housing driven by government incentives and urban migration. The possibilities are there. With eco-friendly, energy-efficient constructions gaining traction, more emphasis is being placed on green building and sustainability. Tech-enabled real estate is also on the rise, using AI, IoT and blockchain for smart property management. The logistics and warehousing sector is expanding due to e-commerce growth and supply chain needs, especially in smaller cities. Additionally, Real Estate Investment Trusts (REITs) are gaining popularity for their diversified investment opportunities and stable income streams. They offer significant growth potential for residential, commercial and industrial real estate driven by urbanization, rising spending power and expanding industries. The growth of e-commerce and logistics is particularly fueling the demand for warehousing and industrial spaces. Additionally, these cities provide affordable housing development opportunities and cater to the needs of the growing middle class and contribute significantly to the expansion of the overall real estate market in India.
What special opportunities and challenges do these cities face in scaling their real estate sectors?
